Espalier Bay encompasses a little over 220 acres with around 4,600 feet of frontage on Chickamauga Lake and about 4,000 feet of frontage on Big Sewee Creek.
The interior hillside lots offer gorgeous unobstructed views of the surrounding mountains and Chickamauga Lake. You'll find mostly flat, level lots in the northern interior of the community that still afford the resident mountain vistas. Most of the lakefront lots have a gentle gradual slope down to the waterfront on the south end which give the resident unsurpassed 180° views of the lake and mountains while leveling out more the further south you go in the community. If you are looking for a lot where you can keep your boats and other watercraft docked then you will want to look at the lots fronted by Big Sewee Creek. Lot sizes range from around .85 acres up to almost 10 acres.
The property owner's association has purchased 3 northern interior lots for future amenities, and just recently purchased 2 lots close to the boat launch for those residents without docks to park boats for easier access to the water. This summer the POA also cleared the brush from the treeline at the dock for residents to enjoy being by the water for picnics or simply enjoying a good book by the water. According to the HOA covenants you may have two adjoining lots and yet only pay one HOA fee per year. Underground utilities and hybrid sewer available.
TVA is the largest public power company in the US providing power to 10 million people in the southeastern United States. TVA also manages the Tennessee River to reduce flood damage, provide recreation, keep the water clean, protect the aquatic life, and make the rivers easier to travel.

Location
Espalier Bay is located in Decatur, Tennessee — a small town with a population of 1,633. We are very conveniently located for those people looking for a slower pace of living while also being close to shopping, medical, and grocery options. We have a chain grocery, 3 local eateries, 3 chain restaurants, an Ace Hardware, and a few gas stations.
If you'd like a little more variety, we are a half an hour or less from Dayton, TN to the west, Athens, TN to the east, Sweetwater, TN to the north, and Cleveland, TN to the south. For example, you can find a Lowe's, doctors offices, a hospital, major chain restaurants and more just next door in Athens. You can be on I-75 or Highway 27 in about 20 minutes.
Should you need even larger cities with major airports, we are situated halfway between Chattanooga and Knoxville — you can be to either one in about an hour.
The Meigs and Rhea County border runs along the river. Watts Bar Lake, just north of Espalier Bay, is divided between Watts Bar Dam and Ft. Loudon Dam with 771 miles of shoreline. Chickamauga Lake is then divided between Watts Bar Dam and Chickamauga Dam with 810 miles of shoreline.
Peak fishing times for bass are between April and June. If cruising along the river is more your thing, enjoy a leisurely sightseeing cruise. The Tennessee River starts just above Knoxville and flows 652 miles before discharging into the Ohio River upstream of the Mississippi River. How far do you want to cruise?
